Turn Over Standards

Upon every turnover, there are several repair items that we address each and every time, without exception. These items include:

• Haul any remaining trash. For tenant possessions, please see CA Code for Abandoned Property.

• Change locks and re-key doors that lead to the exterior of the house

  • make sure all doors are keyed with the same lock

  • ensure that at least 2+ copies of keys are placed in lock box on-site before lock box is returned to office

• Add a passage knob to the front door, if one does not exist

• Check weather-stripping on all exterior doors

• Change all light bulbs that need it, inside and out. This includes light bulbs above the stove, and inside of the refrigerator.

• Replace air filters

• Install doorstops, as needed

• Check fire extinguisher location, and ensure mounted properly. Check date of service, and note if service date is expired or soon approaching

• Check for loose wiring or cords, remove them, and add wall covering there where needed

• Check all batteries in smoke and CO2 detectors. Change to 10-year lithium ion if possible.

• Make sure there is a smoke detector in each bedroom, and one on each floor, as per CA code. Install where needed

• Ensure the kitchen and each bathroom have at least one GFI

• Check drip pans, and replace as needed. If applicable.

• Check for leaks at all faucets, and underneath the cabinets

• Caulk around all sinks, toilets, and tubs (water related areas)

• Wire bathroom light and fan together

• Tighten towel rods and TP holders

• Ensure all closet doors are on track and include closet rod

• Ensure all blinds function properly and replace where damaged

• Clean out dryer vent

• Check all appliances for proper functionality

• Check water heater for proper functionality

• Blow/sweep garage

• Update property data sheet on site

  • Add sheet if not present already

• Move paint on-site to shop, if appropriate

  • document paint brand/sheen/color on property data sheet

  • remove old paint from site. Move to storage shed or dispose of if old and unusable.
