MIC is done when a unit is 100% done. This means if something is missing or not complete you cannot do an MIC until it's complete.
The MIC is usually done by Local Residential.
RepairPro uses zinspector app to complete the move in conditions.
Complete MICs through zinspector
Open Zinspector on smart phone
Select “Docs.”
If you do not see the docs option on your zinspector launch screen, go to settings.
Check the box under Misc. Settings labeled “Enable Documents and Video.”
Go back to the start screen and the “Docs” button should be present.
Select New Document
Then select the property and the document “MIC | Move In Conditions.”
If you are doing this for IPM, select the IPM MIC
If you are doing this for Locale, select the Locale MIC
Click continue.
Complete the MIC for each room
Starting from the living room, document the conditions of each area.
The first field for each room will ask for a description of the room. Enter a description if needed.
Make notes of any flaws
If an areas item is flawed in any way, make an appropriate selection in the drop down list for that item.
Describe the item in the “notes” section at the end of each room checklist.
Take photos of the room
At the end of each room, there will also be an option to take pictures.
If you notice that anything is dirty, flawed or broken, you will need to stop the MIC and notify the RepairPro office. They will need to get a tech out to make needed repairs or get the cleaner out to re-clean. Once this has been done, the MIC can be rescheduled through the RepairPro office.
Note, if any items will be changed before tenant move in, add to PBO in Buildium.
Complete the MIC checklist
Once you have completed the entire checklist (addressed all rooms with pictures), click continue at the bottom of the page.
Create the MIC document
Click the check box labeled “Include Pictures?”
Then click “Final/Submit.”
A document will be emailed to you.
Forward the inspection (document attached) to maintenance@localeres.com. An office member will print and give to the new tenants.
Save the inspection
Select appropriate active property file
Save in tenant folder as DATE MICs IPM/Locale
Take marketing photos

Email the marketing photos to the manager
Remove lock box (see below instructions)
Make sure the office has a key to give the new tenants, you MUST RETURN THE KEYS & LOCK BOX
If lock box was not removed at time of MIC, make a new job to remove the box with a due date.
When you return keys, this is a pledge that the unit is MOVE IN READY. Do not deliver keys or complete the MIC unless the unit is MOVE IN READY.
Create additional work requests
If items need to be fixed before tenants move in, add a new job for additional work requests.
Contact the customer directly to confirm repairs necessary (as usually a time-sensitive issue)
An MIC is also not considered complete if the following items are missing from the unit/property:
air filter(s)
light bulb(s)
shower rod(s)
smoke/co2 detector(s)
fire extinguisher(s)
towel rod(s)
cleaning/carpet
blinds
safety items
If any of these items are missing, they need to be replaced/installed before the MIC can be completed. Air filters should be changed at every turn over but can sometimes be overlooked. Please make sure the air filter has been changed and change if needs be.
If a minor item is NOT CORRECTABLE prior to move in such as is on ORDER (such as fridge drawers), or scheduled to be done (like Washer/Dryer) install after move in, it is OK to complete the MIC with a LARGE NOTE that this item is on order, or scheduled to be done in the near future.
When to use: Lock Boxes are removed during the final review, or time of Move-In Condition Photos
Why to use: Keys and lock box are to be returned to the office after a vacancy
How to use: Follow the steps below:
Confirm the date of lock box removal
Lock boxes are usually removed the day of the final review during the MIC.
The date for lock box removal is noted in the following places:
MIC task in Service Fusion
Travel to the property and collect the lock box
The lock box is located on an easy to locate spot near the front door.
Examples include water spigots, gas meters, security doors, or gates.
If placed on a turn knob it can be problematic when changing locks
Remove the lock box, and confirm all keys are inside the box
Return the lock box to the owner (IPM/LOCALE/CUSTOMER)
Keep keys inside the lock box until you get to the office.
Lock Box gets checked back into PData system by the office
Office assistant marks the appropriate lock box as back in the office
Hover over Keys and Access
Select Lock boxes
Hover next to appropriate lock box number
Click Edit
Change address from property address to general "Select" option at the top of the drop down menu
Mark the box as "in office"
Click save
Keys are placed back in appropriate slot in key box by the office
