Below is an overview of how the Property Inspection Report (PIR) process works.
Recurring PIR task in Service Fusion
A recurring PIR task is set up for each property on a monthly basis.
This task is scheduled for the first of every month and is assigned to the tech in charge of visiting that property.
1. Check each property PIR task in Service Fusion BEFORE completing PIRs for the day
MC will add tasks, as needed, to each property that can be done while on site.
2. Get supplies needed for the day
Make a list of materials needed as a result of PIR tasks of the day
Collect materials and supplies from storage unit, if on hand
Make a shopping list, and purchase supplies, if needed

3. Plan your route
Use map technology of your choice to plan the best route for your day
Set up and turn on your freedompop wifi hotspot in your car.
With the chromebook on MyMaps, figure out the most efficient route based on the current PIR balloons.
4. Complete a PIR at each location
Open the Service Fusion task and select On The Way. Go to the first destination.
Park (preferably so the tenant could see the RepairPro logo if they look out the window.
Change the status on the Service Fusion task to On Site.
Do a full and complete inspection of the property. Walk around the units and inspect the building, fence, landscaping, roof (look to see if the gutters need to be cleaned out), make sure you check to see if any of the tenants have animals so we can look into it. Make sure to take plenty of pictures, especially before and after photos of items addressed while on-site, any to-do items, improvement ideas, and overall pictures of each side of the house.
General Trash: If you see any trash of any kind (papers, food items, etc.) clean up while you are there. Make sure you take a before and after picture of the trash where it is and after it is cleaned.
Laundry Rooms: Please clean the laundry rooms. Either a quick sweep or emptying of the trash may be needed. Sometimes you need to bring some cleaner for the machines if they get dirty.
Tenant Items: If you see any tenant items (couches, chairs, lights, beer pong tables, etc.) please serve notice on the door of the appropriate unit.
If you notice that gravel or bark are needed, please go get the appropriate product and apply to needed areas.
If you notice small paint items needed, please perform while on-site.
If you notice minor repairs, please perform while on-site.
If you notice cobwebs and dirt, please clean while on-site.
If there are large repairs that need to be addressed, please enter the details in the notes section and make sure the photos are attached to the task.
Once all items are addressed and all pictures taken and uploaded to the task, you can now change the status to Completed.
